Pros: Location. Unpretentious. Neighborly. Views.
Cons: Slow managing agent. Post-war constr.

Incredible location that only gets more desirable as the years pass. Solid financials. Frugally run, but highly observant of proper standards for safety & upkeep. Friendly, unpretentious staff. Things are kept clean. Responsive Board of Directors. Managing agent somewhat less than - bureaucratic and not particularly competent, but they get the job done eventually. Just-adequate superintendent. Residents are nice - most very long term and not snobbish at all, but definitely care about the bldg and neighborhood. Almost no apts have children - units are probably too small for that (there are only a handful of 2BRs; mostly studios and 1BRs). Many dogs, all nice. No flip tax (a proposal was nixed by shareholders - Board doesn't do anything that a large portion of shareholders object to). Subletting allowed 2 out of every 5 years only. Many renovation projects on apts. every year, but strict work-hours limitations. Generally very quiet evenings & wknds. Aesthetics are adequate, 8' ceilings, bones are solid but otherwise original interior construction did cut some corners - typical post-war standards, unfortunately. Great laundry room. Great common roof terrace w/ resident-tended gardening. Most apts have spectacular views.
