1. How is the Overall Rating for a Co-op determined?
 

The Overall Rating for a Co-op is determined by averaging all of the Overall Ratings for each review posted for a particular Co-op.  Stars are associated with this rating as a visual aid, with 1 star being the worst possible rating and 5 stars being the best possible rating.  Because reviews are posted to the site immediately upon submission by a member, the Overall Rating of a particular Co-op could change frequently.

A member is required to complete at least one of three specific rating criteria in addition to an Overall Rating when writing a review for a Co-op.  A member may select an Overall Rating from the number of stars 1 through 5, with 1 star being the worst possible rating and 5 stars being the best possible rating.  However, a member's Overall Rating is non-specific and is their "overall" opinion of a particular Co-op. 

For example, if a member has had terrific experience with a Co-op in which they shared in writing their review, they may give an Overall Rating of 4 or 5 stars.  Or that same member may issue a lower Overall Rating based on the building's poor maintenance, although they may have had a terrific experience. 

The Overall Rating issued by a member when writing a review is strictly that member's opinion and does not reflect in anyway the opinion of WallFly.  The member's review should support their selected Overall Rating of that Co-op.

2. How are the Exclusivity, Board Fairness, and Building “sub-Ratings” for a Co-op determined?
 

The “Overall” rating for each of the three “sub-ratings” for a Co-op, found on the building’s homepage, are determined by averaging the individual sub-ratings for each posted review. One to five green bars are associated with the sub-ratings as a visual aid.

When writing a review for a Co-op, a member is required to complete only one of the three sub-rating criteria: Exclusivity, Board Fairness, or Building. Therefore, while we encourage members to rate all three sub-ratings, up to two of these ratings may not be completed for some reviews. Only the reviews that have an Exclusivity rating, for example, are included in determining the average Exclusivity rating for a Co-op. Because reviews are posted to the site immediately upon submission by a member, the overall ratings of a particular Co-op can change frequently.

Exclusivity:
The Exclusivity sub-rating is based on how difficult is it to get into a particular Co-op building and how “tough” the board may be or how restrictive its rules, with one bar being the most difficult and five bars being the least difficult.

Board Fairness:
The Board Fairness sub-rating is based on how fair a particular Co-op board may be when dealing with existing and potential shareholders as well as the professional real estate community, with one bar being the least fair and five bars being the most fair.

Building:
The Building sub-rating is based on the building’s overall desirability, including amenities, staff, residents, location, etc., with one bar being the worst possible rating and five bars being the best possible rating.

The overall ratings issued by a member when writing a review are strictly that member's opinion and do not reflect in anyway the opinion of WallFly.  The member's review should support their selected overall ratings of that Co-op.
